Important changes ahead for landlords
As the macro environment continues to surprise us, the property finance market has experienced significant and continuing evolution. In this property investment world, volatility has created opportunities for landlords, developers, and investors to prosper.
Renters’ Reform Bill
The biggest shift is the proposed abolition of Section 21 ‘no-fault’ evictions, meaning landlords will need specific legal grounds to regain possession. Other key changes include a Decent Homes Standard, a mandatory landlord ombudsman, and tenants’ rights to request pets. These changes could increase compliance demands and reshape tenancy management.
EPC Changes for Buy-to-Let
By 2030, rental properties may need to meet a minimum EPC rating of C. While this supports sustainability, landlords face rising upgrade costs, especially for older properties.
Now is the time for landlords and brokers to plan ahead - review portfolios, assess energy efficiency, and stay informed on legislative updates. Being proactive now will help avoid costly setbacks later.
