90% Right to Buy mortgage secured on a non-standard property

Clients faced repeated declines from high street lenders for a Right to Buy flat of non-standard construction above commercial premises, needing a mortgage at 90% of the discounted purchase price before their council offer expired. We found a solution with a lender and guided the case to completion, securing their home in time.

First charge bridge enabled a retirement property purchase

A client wanted to secure a rare retirement property while still selling her existing home. We arranged a first charge bridge on her current property to complete the purchase – once her home sold, she owned the new property outright, mortgage-free.

BTL refinance placed despite B2 EWS1 and affordability restrictions

A broker’s client needed to refinance a buy-to-let with a B2 EWS1 rating and required remedial works, both limiting lender options, plus higher-rate tax affordability restrictions. We found a lender willing to proceed on the valuer’s comments and secured a two-year fixed rate with a low product fee, enabling the client to increase the property’s monthly rental.
